Location plays a critical role in determining whether your business will be successful or not. You have to balance the benefits you expect to receive from good location versus the cost of the building. In addition to customer traffic you have to consider the customer demographic too. You don't want to set up high-end retail store in the poor neighborhood. If possible, try to avoid getting in the long-term lease if you are not sure if the location will be successful for your business.
