Your points are valid and right on the mark! There definitely needs to be open communication between the two sides. Without this key ingredient, the end result will be frustration and endless rewrites! It is about learning who the business owner is in terms of goals, mentality and expectations!

Blogs are great to get new customers and I would add to stay connected with current customers.
Your post reminds me when I worked in the corporate life. Hire great copywriters and they will express and communicate your message far better than you if you do not have the skills or experience.
The one thing I would add from a client side is to empower the writer and embrace their skills and experience. Don't get them to write posts and then make changes if it is not needed.
Also the more information you can give them about readers, what you want to achieve etc, the better the result.
