I'm confused about the part where different buyers would offer a few thousand, tens of thousands, or a hundred thousand - is this depending on how much it might be worth to them in the future? Otherwise, I see them all offering the low-ball amount, thinking if they can get it for that, they really made out.

Yes. And it's why unless you know for sure that your website is worth a certain amount or you know who you are selling it to, in some cases it may not be a good idea to set an actual price... or at least not at the begining. It may be better to see what offers you get.
